Civil Litigation
The practice areas we litigate include business, real property (quiet title, including adverse possession and enforcement of easements), construction, and trust and estate litigation (TEDRA). Our office also provides probate services, estate planning, tax advice and preparation, general business advice, act as general legal counsel for your business, business formations, residential and commercial real estate purchase and related documents, contract review, and landlord-tenant advice. We generally do not take contingency fee cases, but it is determined on a case-by-case basis by North City Law PC’s shareholder.

Estate Planning and Probate Fees
Below are our estate planning fees. Our normal estate planning includes a Durable Power of Attorney (Financial), Directive to Physicians, Funeral Instructions and a Will.

*Total estate planning fees vary significantly as this important process involves extensive, intimate discussion with our staff.
**Total probate fees generally cost $3,000. It is considerably more expensive to complete a complex probate (ie- debts, accounting issues, fighting among beneficiaries, etc.) and will typically run up to $10,000 or more depending on the situation.
Real Estate Fees
Purchase and Sale Agreement (PSA) | $1,000 flat fee** |
PSA and Real Estate Excise Tax Affadavit (REETA) | $2,000 flat fee, including negotiations or site visits up to 4 hours total for properties within 3 miles of our Shoreline office. |
Quit Claim Deed (QCD) & REETA | $850 flat fee plus King or other County recording fees plus $100 flat fee if firm prepares mailing to County. |
**This rate is for simple and straightforward agreements. If representing more than 2 parties as buyer or seller (not both), or if the parties are not a married couple, we charge an additional $500 per person.
Tax Fees
Below are our tax return and hourly controversy fees.
Tax controversy work includes any work to resolve any notice or dispute with the IRS, Washington Department of Revenue, or other federal or Washington tax authority.

4 hours is average # of hours to complete an income tax return. Actual fee is based on time spent.
